Moving Home? What’s the Roof Like? – Things To Look Out For

There’s no denying that moving to a new house is exciting – it’s the start of a new chapter in your life. However, before making the move forward there are several things to consider. Such as the appearance and functionality of the kitchen, the size of the bedrooms, and so on. Unfortunately, it’s easy to get lost in the moment and forget the most important protective element of a new home – the roof. If you’re seriously considering buying a particular property you should find out whether there are any structural issues which could end up costing you thousands of dollars in roof repairs further down the line.

What to be looking for when you inspect the roof of the property you’re considering buying

Although the easiest way to check that your roof is sound and secure is to hire a professional roofing company, there are still a few issues that you should be able to spot by yourself.

Visually inspecting the roof

Any roofer worth his salt will tell you that it’s vital to inspect the roof of a property you’re considering buying before you make a purchase. By doing this you will know if there are issues with it. Some of the main things to look out for include:

  • Broken Tiles
  • Use of silicone 
  • Deteriorating ridge capping
  • Bare tiles that have not been restored in over 10+ years


The roof gutters may look great from ground level but take a look closer to the top to see if they’ve corroded and may soon need to be replaced.

Check all downpipes and find out where the water is diverted to the ground. Basement leakages and foundation issues can often be prevented if the water has been diverted away from the property.

Does it leak?

An important consideration before investing in a property is knowing whether there are any leaks. If there are, then this could be problematic in the rainy season and could even damage electrical appliances.

Places to look and signs of a leak include:

  • Dark or discoloured areas on the ceilings inside
  • When looking inside the manhole, see if there is any light coming through the sarking paper.
