What Is a Roof Restoration?

If you notice cracked tiles, flaking paint, rust spots, or roof leaks, then it is time to consider a roof restoration. But how does roof restoration differ from just patching or roof replacement?

Restoring any roof completely overhauls the existing roof while bringing that roof back to a sound condition – without the need to fully replace the roof. In addition adding value to the home, making the roof look new once again.

Why do you need a roof restoration?

Queensland weather conditions are tough on our roofs. Yearly beatings of hot sun and rain wear the roof coating down. When the tile coating breaks down and the tile becomes exposed, it is at risk of deterioration and cracking. If left, the roof will eventually need to be replaced as all the tiles will become too brittle to restore. A roof restoration is the most cost effective way to maintain the longevity of your roof. 

What to mention in your quote

To ensure your roof restoration address any roofing issues it is very important to mention any leaks you have had. Even if you haven’t had a leak in a long time. Occasionaly, during driving rain water may blow up into the roof. Mentioning any past leaks allows us to properly inspect any needed repair work. As we are unable to lift all tiles on your roof we will not be aware of any sarking paper needing repair unless mentioned. 

Sarking paper can be torn by other tradespeople carrying out work on your roof. Simply unaware that doing so may cause a leak.

What is involved in a roof restoration?

A roof restoration with Brisco Roofing typically involves the following standard steps, although every roof restoration our team does is tailored to the roof’s individual needs.

Inspection: The roof is inspected, and all broken tiles are replaced. We do not silicone broken tiles at Brisco Roofing.

Roof Cleaning: High-pressure cleaners are used for the removal of dirt, moss and lichen. Your roof cleaning is a pivotal part of your roof restoration’s lasting. If not done correctly, the roof paint will not correctly adhere to the roof – resulting in lifting, peeling and cracking paint. Peeling paint is a very labour extensive process to remove.

Repairs: Rust spots on metal roofs will be spot treated. We repoint all tile roofs as standard practice in our roof restorations. If required, we will fully rebed the ridge capping, along with any other needed repair work. This will all be detailed in your quote. 

Sealing and priming: Depending on your tile texture, the team will choose the best primer for your roof. On metal roofs we use a specialised metal roof primer. 

Roof painting: Two coats of roof membrane are then applied in your choice of colour. 

Commonly, Australian homes are built using corrugated metal roofs (like Colorbond) or concrete tile roofs. Shingles are more often used in overseas and do not work well in our conditions.

Terracotta Roof Restorations

Please note, our team does not service terracotta roof restorations. Terracotta roofs are less common in Australia. It is recommended that terracotta roofs not be painted and just cleaned to refresh their natural beauty. There is a clear coat some put on, which we advise against, as over time it will break down. 

Tiled Roof Restorations

Common issues with tiled roofs include cracked or broken tiles, in addition to moss build-up. Ridge capping that is worn with paint that is faded or peeling are a common issue too.

Key steps:

Replace damaged tiles

Rebed the ridge capping if needed, and repoint it.

Make use of high-pressure water for cleaning.

Apply sealer with a colour-matched membrane so the finish is fresh

Results: a roof freshly coated that is clean and sealed, looking brand new and holding up against the Aussie sun better.

Metal Roof Restorations

Paint that is faded, surface rust, corrosion at screws or at joins, and leaks around flashings are common issues.

Key steps:

  • Corroded screws get replaced also surface rust is removed.
  • Spray it by use of high-pressure water. The high-pressure water will clean onto it.
  • Apply anti-corrosion primer

Coat for roofing membrane of specialised metal.

Rust stops when waterproofing improves and when the roof receives a finish for reflecting heat and for resisting UV damage.

If the roof is structurally unsound a roof replacement is often necessary, and it can cost more than a restoration. Restoration adds to the value and appearance of your home and improves insulation and adds years to your roof’s life and is ideal for roofs in fair condition but needing some attention.

Sadly, we are often called by homeowners who used a cheap company. Although it looked great at the time it was completed, their roof starts peeling in less than a year.
