What do tiled roof repairs involve?

A repair on a tiled roof can involve a variety of subjects. Each tiled roof repair should be individually tailored to the customers needs, particularly their roofs needs.

Broken tiles

Obviously, tiled roof repairs can often involve changing broken tiles. The cost of doing this will depend on your tile type. Some tiles are no longer manufactured, and depending on which tile type that is, some can be very hard to source.

How does a tile break?

A tile on a roof can break for a few reasons. If someone is on your roof, such as a contractor doing Solar or electrical work, they may not be aware of how they should be standing on the tiles on your roof. This may result in broken Tiles.

Solar Installation

Solar installation itself can also result in broken Tiles. We advise that you do a roof restoration prior to your solar installation with a follow check up to ensure no broken tiles occurred. The roof restoration will strengthen the tiles though prior to the Solar contractors on your roof.

Electrical Work

Electrical work often may result in roof leaks. This can happen for two sarking paper in it away that does not keep the water from seeping into your ceiling space. If you have had electrical work done prior to your roof repair, it is essential that you tell your roofer when providing your quote. This way they can check inside your ceiling space if you are having any issues with leaking.

Tears in your sarking paper cannot be seen without lifting Tiles and internally inspecting your roof over the leaking area. Again, please make sure you disclose any existing leaks with your Roofer when quoting because it is often more than a broken tile that needs to be repaired. Unfortunately, without x-ray vision a Roofer cannot see through to the sarking paper to see if it has been torn.

Lack of Maintenance

Another way tiles often break are by lack of maintenance. When first installed the roof coating protects the tile. Overtime, approximately 10 to 15 years, the roof coating breaks down. This exposes the concrete tile to our harsh Queensland elements. If you do not restore your roof and leave these tiles bare, eventually they will become brittle and weak. Breaking with no cause. The worst case scenario is a complete re-Roof. This is incredibly expensive in comparison to a roof restoration every 10 to 15 years.

Hail damage on your roof

With the recent hail storms we have had ripped through Brisbane. We have seen our fair share of roofs that have been smashed with the hail. Some of these roofs had water pouring in during the storm. One thing we noticed, the roofs that were restored were far stronger than those who had not restored their roof.

In summary tiles on your roof may break due to:

• The roof coating breaking down and the Tiles left bare overtime
• Other contractors walking on your roof
• Lack of maintenance 
• Weather events

A roof restoration is just as important as repairing your roof.

It is one thing to change a broken tile, for regular maintenance is essential for a tiled Roof. Every 10 to 15 years you need to be addressing your ridge capping and repainting your tiles.

Therefore,  if you only have a few broken tiles in your roof has been recently repainted and your ridge capping re-bedded, you can definitely get away with just changing broken tiles to repair your roof. But if all has slipped a roof restoration will cover all aspects of your roof. Not only that, but it will extend the life of your roof too. Far more than constant roof repairs.
